Electrical: Service to be a 200 amp. Main. Light fixtures are supplied by builder. 2 front door lights. 2 exterior outlets. 2 lights on garage door front.
Appliances: Allowance will include self-cleaning oven-range, dishwasher, and hood. To be supplied at builders supplier.
Plumbing: Tub-shower unit will be a Kohler (or equivalent), one piece fiberglass tub, with matching porcelain lavatories and water closets & 2 frost free spigots, ball valves, and other quality items. All basement water pipes are insulated.
Heating: Forced warm air by gas. (90%+ furnace), 1 zone, 2 zone over 2800' (YORK).
Hot Water: Hot water supplied by 40 gal. gas power-vented. (75 gal. w/ whirlpool)
Insulation: Walls to have 6" fiberglass (R-19) with .004 poly vapor barrier. Ceiling to be R-30 blown in fiberglass, stud pockets insulated and pull-down stairways to be built-up and insulated with insulation board.
Interior Walls: Blue-board and skim-coat plaster, painted with off-white latex flat.
Interior Trim: Clear pine moldings, solid 6-panel pine doors to be stained and sealed, sliders in large bedrooms. Bi-fold in laundry.
Cabinets: Oak cabinets with standard raised panel doors, other choices available. 42" vanities in main and master bath with overhanging counter, 36" in 1/2 bath.
Floors: Tile in baths and foyer. Carpet. White oak floor standard in Dining room with 3 coats poly applied.
Attic: Pull down stairs with 2 rows of 3/4" OSB T&G plywood.
Driveway: To be paved approximately 10' wide plus 2 car width near house. Large parking area and turnaround comes with garage.
Landscape: Disturbed areas to be loamed and seeded. Six shrubs w/ mulch in front. Paved walk.
Water/Sewer: Private well and sewer to meet board of health specs. (water test supplied to buyer)
Rear Deck: 10'x12' P.T. with stairs
Bulkhead: Pre-cast bulkhead on rear of house with door w/ weather-stripping and threshold.
Garage Doors: 9'x7' Raised panel steel insulated doors with openers installed.
Front Steps: 6' Pre-cast concrete steps with black iron railings (where required)
Hook-Ups: Dryer hook-up inc. vent (gas or elec.) is included provided that unit is bought and delivered by sellers supplier.
